Whether you need a reliable managing agent, are looking to expand or simply need advice, we’re here to help.
Unlike standard single-let properties, HMOs are valued differently, and traditional appreciation benefits may not be the primary factor. This guide walks you through the key considerations and valuation methods.
At your valuation appointment, our Director and Lettings Manager will provide a rental estimate for the property or individual rooms.
They’ll also share insights into current market conditions, local demand, and offer advice on how to maximise your rental income.
In addition, they’ll guide you on any legal certifications or documents needed to get the property ready for letting.
Once the property has been onboarded, our lettings team will begin actively advertising it across multiple platforms.
Home-Share markets your property through our own website, Spareroom, Zoopla, and OnTheMarket to reach a wide audience of potential tenants.
We use high-quality photography, compelling descriptions, and targeted listings to ensure your property stands out in a competitive market.
All applicants who express interest in our properties are carefully qualified before progressing any further.
This involves asking a set of structured questions designed to confirm whether the property or room matches their needs and circumstances.
By taking this step early, we help ensure a better fit between tenant and property, saving time for both landlords and applicants.
All property viewings are carried out by our dedicated viewing agent, who brings extensive experience to the role.
They’re on hand to answer any questions potential applicants may have about the property or the local area, helping to create a positive first impression.
We ensure each viewing is well-prepared and informative, giving applicants a clear understanding of what the property offers.
Once an applicant has viewed and is interesting in taking the property/room the lettings team will take a holding deposit to reserve this.
Required documents will then be checked and referencing will begin, once all has been completed the tenancy agreement will be produced and sent to them for signing.
An inventory will then be arranged prior to the move in date.
Once referencing, checks, and the tenancy agreement are all complete, we’ll arrange a date and time for the tenant or tenants to move in.
Our viewing agent will meet them at the property on the day to hand over the keys and ensure everything is in place for a smooth start.
This final step helps create a positive experience from day one and sets the tone for a successful tenancy.
