Five Research Tools Every Investor Should Know

We thought we’d cover something slightly different this week and give you an overview of a few really handy property websites that may help transform your investment strategy. we use these regularly and don’t doubt that you will know a few, however suspect that there will be something of a nugget that you’ll find extremely helpful!

Nethouseprices

Nethouseprices is a really handy tool that enables you to check sold prices within an area by simply entering a postcode.

As well as checking you are paying the right money for properties you buy, the tool is extremely helpful for research purposes as well as assessing buy refurbish and refinance deals.

As an example, we have searched for the postcode area ME4 3AA and illustrated the results below. Clicking through to the results also shows historical sale values which is a helpful way to get the full background on the property you’re purchasing.

Propertydata

Here’s a little secret for you, we use Propertydata a LOT! You can start off with a 14 day free trial (which, we guess you can keep changing the email address over for if you’re inclined!

Propertydata covers a wealth of information including:

  • Historical appreciation by postcode
  • Planning applications and success rate
  • Quality of local schools
  • Property values and rents by postcode and property type
  • Average rental yields by postcode
  • National HMO register

There is also tonnes of helpful tools for sourcing deals. We can’t say we have used these, but they’re definitely worth having a look at for any investor. These tools include:

  • On market opportunities
  • On market rent to rent opportunities
  • Off market direct to vendor letters to generate leads
  • Off market planning alerts for new, matching planning applications in particular areas

The list above barely touches the surface of this super powerful tool. It’s definitely worth the small monthly fee (and no, I’m not on commission)!

Streetcheck

Something of a lesser known tool, Streetcheck provides key demographic data by postcode sector. This includes things such as crime rate, ownership type, housing type, employment and more.

We’ve outlined the data for Kingswood Road, Gillingham, ME7 1EA to give you an example below. The screen grab outlines housing tenure, which we find extremely helpful in assessing deals and areas to invest in.

Home.co.uk

Whilst home.co.uk is not as helpful as Propertydata, it has made the list because of how it compiles how long properties take to sell in an area. For example, here’s an outline of ME5:

This tool is helpful for those buying to sell. We would certainly recommend Propertydata for enhanced info, but this is extremely handy!

Propbar

Propbar is a really cool browser extension for Chrome as it enhances your Zoopla and Rightmove results with additional information. You can download the extension here.

This handy tool provides you with five free searches each month, so it’s worth checking out before taking the full-on plunge, however here’s the info for this property in Cedar Road, Rochester.

You can certainly get this data from other sources, but we really like how it’s all in one place – particularly the average prices, rents and nearest places. We'd recommend verifying the rental predictions, but it’s helpful nonetheless!
